How do I determine the value of my home?
After knowing your property’s address and a few details about the property such as the square footage, the number of bedrooms and baths, the age of the home, and such, we will search for comparable properties in your area and what they have sold for in the last 6 months. There are times where the search criteria needs to be broader or we have to go back farther to find comparable sales. We will sit down with you and talk about the comparable and, of course, consider how much you may have paid for the property or how much is remaining on the loan. The value of a property is determined by the comparable properties and the unique features which may raise the value of your particular property.
How do I get started searching for and purchasing a home?
It is best to start with knowing the price range the homes for which you are searching. You can contact a mortgage person at the bank you use or you can call one of the Blackwell Realty and Auction agents and they will be happy to give you the names and numbers of several great mortgage professionals we like to recommend. Some of them can give you an idea of a comfortable price range for you within a few minutes of getting your financial information to them. While you’ve been doing that, the Blackwell Realty and Auction agent you’ve contacted has been busy looking on the MLS for the perfect property for you. He or she has most likely already asked you what kind of home or property you’re dreaming of: the number of bedrooms you need, the part of Middle Tennessee that is most convenient for your drive to work, the school zones and any other criteria you may have mentioned. The next step is to start looking at houses!
